About The Claim
Large office refurbishment projects rarely follow a neat, single-phase structure. Tribjun Corporation’s project was a clear example of this, with works spread across multiple floors, different time periods, and mixed occupancy arrangements.
While the initial expectation was a substantial claim, the final outcome came down to precise analysis rather than assumptions.
Tribjun Corporation is a property holding company that sub-lets commercial space.
The building in question is a multi-let office property in the centre of London featuring refurbished floors (2nd–6th), along with amenities including bike storage, showers, changing rooms, and a private terrace on the 6th floor.

What Made This Claim Challenging?
This project required a detailed breakdown before any valuation work could begin, due to the complexity of the underlying expenditure and how the building had been used over time. Only selected floors formed part of the claim, meaning the property could not be treated as a single, uniform asset.
The expenditure also spanned multiple years, which meant costs had to be carefully allocated to the correct periods and cross-checked against refurbishment phases.
In addition, varying occupier arrangements meant landlord and tenant-related expenditure needed to be clearly separated to avoid including ineligible costs.
Further complexity arose from the nature of the spend itself, with significant portions relating to strip-out works, partitions, and professional fees that required detailed review to determine their treatment within the claim.

An observation from our Senior Claims Analyst, Dave Corfield...
“This project is a good example of why refurbishment claims need detailed analysis rather than broad assumptions. With phased works, multiple occupiers, and selective floor usage, the real value comes from accurately identifying what actually qualifies. Taking a structured, evidence-based approach ensures the claim is both maximised where possible and fully supportable.”

“The team made what could have been a complicated process feel very manageable. Communication was clear throughout, and they worked around the structure of our portfolio without disrupting day-to-day operations. The final output was well organised and easy to review.”
